Location:
The Mugwee homestead is located approximately 37km west of Stamford and 97km from Hughenden via Stamford. It is approximately 85km to Hughenden via Thornhill Station and the Flinders Highway and approximately 94km to Richmond via Morvada Station and the Flinders Highway. Mugwee is very well positioned as a breeding, backgrounding or fattening property with good access to the live export cattle markets through Townsville or Cloncurry as well as the meatworks, feedlots and the store cattle markets to the south. Mugwee is in a tick free area.

Facilities / Services:
Mugwee has rural power, DRC telephone tower and has mobile phone coverage over most of the property with a CEL-FI phone booster. Hughenden and Richmond have the usual rural shopping, schools, government agency, hospital, cattle yards with weighing facilities and rail trucking facilities. The city of Townsville is located approximately 470km or a half day travel from Mugwee.

Rainfall:
The Hughenden / Richmond district average is approximately 450mm or 18 inches. Mugwee is having an excellent start to 2025 with over 625mm falling so far for 2025.
Recent rainfall has held held up property inspections with first tentative inspection dates now around the 28th April at the earliest.

Country:
Mugwee is 100% usable quality fertile chocolate soil which is best described as undulating Mitchell and Flinders grass downs country. The open downs country and the small creek systems have an encroachment of Buffel grass. Due to the excellent season, Mugwee has a very good body of Mitchell and Flinders grass as well as sweet summer herbages, vines and forbs. There is a heavy infestation of Prickly Acacia across approximately 60% of the property and the balance would be best described as having a light infestation. There is a considerable area showing the benefit of being treated with Grasslan pellets several years ago.

Waters:
Mugwee is very well watered with one artesian bore that was drilled in 1892 to a depth of 713 meters and when drilled it flowed at a rate of 119,304 lts per hour (26,500 gallons per hour). It has now ceased to flow. This bore is equipped with a Grundfos SQ 3-80N, 3 inch submersible borehole pump that was new in 2024. The pump is at 62 meters and the standing water level is approximately 36 metres, with the pump delivering roughly 5,000 litres per hour. There is a Mono helical rotor transfer pump located at the bore to pump water to 4 main storage tanks from where the water is gravity fed to troughs.

There is a share sub-artesian bore equipped with a submersible solar pump located on the boundary with Terranburby that services two troughs on Mugwee and two in Terranburby. The solar was set up in 2018 and pumps from 11 metres with the standing water level at approximately 5 metres.

There has been a considerable investment made on the water infrastructure over the last couple of years with approximately 9.4 km of 75mm poly pipe and 30.2 km of 63mm poly pipe laid to complement the existing 8.2 km of 63mm poly pipe. Other recent improvement include 2 x 225,000lt steel storage water tanks, 6 x 22,500lt poly tanks and over 20 troughs. Two dams back up this water infrastructure. In most cases cattle will have to walk no more than 1.5km to get a drink.

The vendors have installed Farmbot water monitors on tanks and a pump controller. The Farmbot set-up can be transferred to the new owner on settlement.

Fencing:
The boundary fencing is best described as being in good to very good condition with the majority of it being 3 barbs. There are 4 main paddocks and 2 holding paddock with most of the internal fencing being in good stock-proof condition with a couple of these fences now starting to show their age. The fencing will be right to take cattle as soon as an unconditional contract is signed and the deposit paid.

Yards:
The large cattle yards are mostly permanent timber yards with steel gateways and the addition of steel portable panels. They are in good to very good condition and right to work. Included in the yards is a steel loading ramp, 5 way draft, cattle crush with weigh bars, calf cradle and two water troughs. There is a large cooler beside the yards.

Homestead:
Although the homestead has not been lived in for many years, it is very solid and is set on concrete stumps. It has only been used as a mustering camp over the last few years. The bathroom and toilet are in working condition and the house is good enough to do up if so desired. There is a carport and a patio with concrete floor and a partially enclosed downstairs room that also has a concrete floor. There are no other buildings or major infrastructure on Mugwee.

Livestock & Plant:
Mugwee is offered for sale bare of livestock, plant and equipment.

Asking Price:
The asking price is $8,200,000. Vendors would be prepared to give immediate access for livestock once an unconditional contract is signed and the deposit is paid.
